In this master's thesis an analysis of the quality of the design and the construction phases of buildings, including the correlation between the two phases, is made. It also addresses possible rehabilitation in order to improve the thermal performance of the building under study, highlighting its real importance for proper rehabilitation in any building. It is clear the historical evolution and the web that interweaves these two phases in which one does not disconnect one from the other, and their dissociation is not possible. Although this topic is discussed at the end of a civil construction project, there is a growing concern about minimizing inconsistencies, bringing together the knowledge of the various specialties and the execution of the work that is fundamental for successful interventions. In this work a bibliographical review was made in order to gather information related to the better way to develop a building design. A description and possible causes of the most common structural and nonstructural anomalies in buildings and a survey of existing legislation were made. Some comparisons of two buildings of the same period are outlined, with approximately 15 years. A characterization of the two cases was carried out, analyzing pathologies and solutions adopted in the rehabilitation of the anomalies found. Images are used to made a reflection and extract theories and specific programs for sustainability of the foundation.
